Needed for Final Qualification (after you go under contract)
For all Loans, please provide:
- A history of your last two (2) years of residence (with landlord address and phone number, if applicable.
- A history of your last two (2) years of employment (with employer address and phone number).
- a copy of each borrower's picture ID (driver's license or passport) and Social Security card.
- A signed and dated sales contract with all the amendments and attachments. Include waivers and objections.
- A check for appraisal.
- Copy of all inspections.
If you are self-employed, also include:
- Last two (2) years signed Federal Income Tax Returns complete with all schedules, all pages, all entities, all K-1's.
- A year-to-date Profit and Loss statement.
- A current Balance Sheet.

If you are applying for a NMFA First-Time Home Buyer loan, also include:
- Last three (3) years of signed Federal Income Tax Returns (complete with all schedules and W-2's).
- A history of your last three (3) years of residence (with landlord address and phone number).
- A history of your last three (3) years employment (with employer address and phone number).
Other documents that may apply:
- If you own any rental property, provide the rental agreement for each property, hazard insurance, property taxes and mortgage statements.
- A copy of any divorce decree and/or child support order, required court ordered documents and proof of all ages of children.
- Bankruptcy papers (all pages), Discharge Certificate, and letter of explanation.
- Survey of property, if refinancing.
- Current mortgage statement on property, if refinancing.
If you are applying for a Construction loan, also include:
- Plans and specs.
- Signed contract with builder.
- Contract on land.
